Ontario Provincial LTT
Applies to every Ontario purchase. Marginal rate climbs from 0.5% on the first $55,000 to 2.5% on the portion above $2M.
First-time buyers get up to $4,000 back.
Toronto Municipal LTT
Applies on top of the Ontario LTT for properties inside the City of Toronto. Same base brackets, plus a luxury surcharge above $3M (0.5% to 2.5% in steps).
First-time buyers get up to $4,475 back.
Worth knowing
- Non-resident buyers pay an additional Non-Resident Speculation Tax (currently 25% of the purchase price across the Greater Golden Horseshoe, including all of West Toronto).
- The first-time buyer rebate is only available if neither you nor your spouse has owned an interest in a home anywhere in the world.
- LTT is calculated on the consideration paid (price), not the assessed value. It is paid at closing, in addition to legal fees, title insurance, and any pro-rated property tax.
